This multi-phase, mixed use development spans 45 acres along the Mystic River in Somerville, Massachusetts, just outside of Boston. Plans for Assembly Row call for a total of 2 million square feet of build-to-suit office space, a 155 room hotel, more than 2100 residential units, and a mix of entertainment, dining, retail and outlet shopping (50 stores in phase one and 30-45 stores slated for phase two) well exceeding 500,000 square feet of gross leasable area.

The outlet format was a new challenge for our client. Federal Realty called on DMA for our deep retail and mixed-use tenant delivery experience. In phase one of the project, DMA coordinated tenant communication and construction work for retail space occupying 323,000 square feet in The Outlets at Assembly Row. Our team intensely managed a great number of modified-shell, tenant space deliveries to secure successful store openings in spring 2014. Our role helped ensure essential infrastructure was in place to meet tenant requirements, which differ for outlet retailers. Phase two, now in progress, includes an additional 167,000 square feet of retail space. Title Boxing, Orange Theory Fitness, Columbia Sportswear, and Ann Taylor Factory are among the recently opened tenants. While Lucky Strike and Polo/Ralph Lauren will open in 2018.

In a location that once housed a Ford Edsel assembly plant, Assembly Row is transforming one of the state’s largest brownfield sites into a thriving neighborhood. A new 6 acre riverfront park and outdoor amphitheater also opened in 2014, and a new transit station connects the development to downtown Boston.
