A developer with a distinctive approach to office construction created a concept positioned to succeed in a market challenged by the pandemic: a six-story mass timber building to be situated on Goose Island, along the North Branch of the Chicago River and just outside the city’s Central Business District. The material supports biophilic design, connecting occupants to the natural environment, and is more sustainable than concrete and steel alternatives. Design plans feature outdoor tenant spaces on every level and a loft-style layout optimizing indoor air quality.
DMA worked on behalf of the property owner to determine the best use for the formerly industrial parcel and find a development partner with a competitive approach. Innovated by Hines Interest, the T3 brand—timber, technology, and transit—has an established presence in Minneapolis and Atlanta.
