Owners of The Shops of Saddle Creek, an upscale lifestyle center outside Memphis, had a serious development opportunity to consider. Adjacent land—the last major vacant parcel in this high-income area of Memphis—was coming onto the market for sale. The client sought out DMA to provide an independent, experienced review of development plans and documents supporting the potential purchase.
DMA worked closely with the client’s selected consultant team to develop realistic plans and pro forma. The project’s key challenges included creating a master plan that successfully interfaced with the existing property and delivering a return-on-investment that justified the purchase. With the benefit of thorough due diligence, ownership made an informed decision not to pursue the opportunity.
