Shoppes at Quarterfield

The owners of a retail center in suburban Baltimore engaged DMA to review the scope and manage the completion of landlord work for two incoming tenants: ALDI and L.A. Fitness. These two tenant spaces occupy the majority of one building at the Shoppes at Quarterfield. Original plans called for moving forward with both spaces concurrently. Changes in the business environment due to Covid-19 put plans for L.A. Fitness on hold. The DMA team modified the project approach to roof, façade and utility work to ensure on-time delivery of the ALDI space, and to leave the second space secure and ready for further progress. Aldi opened December 2020.

Covid-19 travel restrictions also required an alternative to managing the project onsite. DMA hosted weekly virtual owner-architect-contractor meetings and coordinated closely with the local architect and general contractor to oversee progress. Landlord drawings for L.A. Fitness, past tenant review and permitting steps, positioned ownership to efficiently resume work when the tenant reengaged for a later delivery date.
