- Roosevelt Collection, Chicago, IL: Property management and tenant coordination for an urban mixed-use development in Chicago’s south loop. Includes a 16-screen, state-of-the-art cinema, an open air plaza extending two city blocks, 350 apartments, a 1,500-car parking garage, and 310,000 square feet of retail space. Opened residential, cinema and plaza components in December 2009. Retail opening projected for fall 2011.
- The Residences at 900, Chicago, IL: Development, project management and project accounting services for $75 million adaptive reuse of 160,000 square feet of office space, transformed into 47 high-end condominiums on Michigan Avenue. Includes an intensive green roof with 14,000 square feet of regional plantings. Completed in 2008.
- Rockville Town Square, Rockville, MD: Onsite tenant coordination and project management for final phase of $352 million, mixed-use urban project. Combines new town square with retail, restaurants, library, arts center and 600 residential units. Completed in 2008.

- 900 North Michigan Enhancements, Chicago, IL: Project management of signage, exterior and interior improvements to enhance street presence and wayfinding for the retail component of the structure. Projected for completion in 2011.
- Wheelhouse, Pittsburgh, PA: Project management services for sophisticated, fully wired sports bar within new Rivers Casino project. Opened in winter 2010.
- 10 W. Jackson Parkway Building, Chicago, IL: Retail consulting services for the renovation and reconfiguration of first- and second-floor retail space within a six-story building adjacent to the Mies van der Rohe-designed Dirksen Federal Building. Completed in spring 2009.
- Barneys New York, Chicago, IL: Development management services for the build-to-suit shell and core of Barneys New York’s Chicago flagship store. Spans 100,000 square feet and includes Fred’s restaurant on the sixth floor. Designed and built to achieve LEED-CS status. Completed in summer 2008.
- Linden Square, Wellesley, MA: Tenant coordination for the renovation of 200,000 square feet of retail. Completed in 2008.
CASINO/ENTERTAINMENT
- Des Plaines Casino, Des Plaines, IL: Comprehensive development management and project accounting services for the newest casino project in Illinois. Pursuing LEED certification for all elements of the 21-acre site and structure. Includes 1,300 gaming positions, eight restaurant and lounge venues, and a five-level structured parking deck immediately adjacent to the casino. Projected for completion in fall 2011.
- Sugarhouse Casino, Philadelphia, PA: Development management services for phased waterfront casino project with 1,700 slot machines and three food and beverage venues. Includes two hotels on a prominent site along the Delaware River. Projected for completion in September 2010.
- Rivers Casino, Pittsburgh, PA: Development management services and project accounting for waterfront casino project on Pittsburgh's north shore. Includes 100,000 square feet of gaming space, four restaurants, four lounges, and a 10-story, 3,800-space parking structure. Completed in August 2009.
- Riverwalk Casino and Hotel, Vicksburg, MS: Development management and project accounting for $100 million, mixed-use waterfront complex situated on a 22-acre site on the banks of the Mississippi River. Includes two restaurants, 80 hotel rooms and suites, and 800 gaming positions. Completed in October 2008.
ENERGY/GREEN BUILDING
- Des Plaines Casino LEED Certification, Des Plaines, IL: Management of project progress toward LEED certification under the new LEED v.3 system. Currently registered with GBCI and pursuing the goal of base-level certification for all site and structural elements at a negligible cost premium. Projected for completion in 2011.
- 900 North Michigan Green Roof East, Chicago, IL: Project management of a 15,000-square-foot green roof topping nine stories on the building’s east side. Includes a 700-square-foot terrace and a variety of irrigated sedums, grasses, trees, and flowering perennials. Proceeding in conjunction with lower-level structural retrofits and a 9th-floor office reconfiguration. Projected for completion in fall 2010.
- Hotel Energy Reduction Consulting, Chicago, IL: Leadership in strategically reducing energy consumption for the Four Seasons and Ritz Carlton hotels based on the ownership’s carbon emissions targets. Ongoing.
- Century Park West Solar Installation, Los Angeles, CA: Project management of 495 kW AC-CEC rated photovoltaic installation on the upper level of a parking structure. Includes 2,200 Sharp PV panels over approximately an acre of parking deck. Completed in February 2010.
- MGM Tower Solar Installation, Los Angeles, CA: Project management of 431 kW AC-CEC rated photovoltaic installation on the upper level of a parking structure—the third largest PV system in the city at the time of installation. Includes over 1,400 Schott PV panels. Completed in December 2009.

dma | property was formed in 2009 to serve the needs of one of DMA’s key clients, Centrum Properties. DMA staff had been providing tenant coordination and retail consulting services for Centrum’s Roosevelt Collection project, located in Chicago’s South Loop district, since 2007. Centrum Properties was searching for a property management firm that could understand the unique needs of this urban, mixed-use development.
Roosevelt Collection includes:
- 350 residential units
- A 16-screen, state-of-the-art cinema
- An open-air plaza the length of three city blocks
- A 1,500-car, three-story parking deck
- A two-acre city park (slated to open in late 2010)

Centrum Properties selected dma | property as the general manager of Roosevelt Collection due to a combination of DMA's vast experience with developing mixed-use projects, its intimate knowledge of the Roosevelt Collection property, and its ability to create a phased-opening strategy that cost-effectively responded to the market-wide economic conditions of 2009.
To provide management expertise and operational support until the project reaches stabilized retail occupancy, dma | property involved JMB Financial Advisors, LLC. By relying on the combined strengths and experience of the DMA/JMB team, dma | property was able to orchestrate a successful opening in December 2009 of the 16-screen cinema, the open-air plaza, and the 1,500-car parking garage.
dma | property continues to work successfully with Centrum Properties’ internal leasing team; its third-party leasing companies, the Pollard Group and Mid America; and the managers of the residential component, the Habitat Company.
Jason Westrope, CDP, LEED AP

Jason was directly involved in the creation of dma | property, manages client relationships for the business, and drives marketing efforts for both dma | property and Development Management Associates (DMA). He was actively involved in vendor selection for Roosevelt Collection and in managing marketing efforts for the property in preparation for its theater and retail plaza opening.
Jason has spent 15 years in development consulting, project management, and urban design, driving greater success for numerous high-profile projects across the country. To clients, Jason brings comprehensive development foresight, professional design experience, and outstanding project management skills.
Jason is a thought leader at dma | property and DMA in the areas of sustainability, green building, and energy reduction initiatives. He is committed to building and sharing his expertise within the broader community and has made notable contributions to the following projects:

Prior to joining DMA, Jason served as assistant vice president of development for Urban Retail Properties. In previous roles, he served as project manager and led tenant coordination in the grand openings for five nationally recognized regional shopping centers. Jason has worked as a senior project manager with Transwestern Commercial Services, as a private urban design and planning consultant, and as a consultant with HDR Engineering, Inc., specializing in new town planning, sustainable development, and transit-oriented design. He gained experience as an architect and in corporate interior design with clemmonsArchitecture in St. Petersburg, Florida and HOK Chicago. Jason began his career as a design associate for the Florida Center for Community Design and Research, where he contributed to several community design plans and worked with municipal governments throughout Florida and in the southeast.

Jason holds a Master of Architecture from the University of South Florida and a Bachelor of Science in mechanical engineering from Virginia Tech. He is a LEED Accredited Professional as granted by the U.S. Green Building Council and regularly contributes to teaching architecture and urban design at the university level. Jason is also the current co-chair of the USGBC Chicago Research and Education Committee and sits on the newly formed HACIA Sustainability Committee.

Barry W. Graham is vice president of JMB Financial Advisors, LLC and general manager of 900 North Michigan Avenue in Chicago. He is responsible for overseeing the operations for the 2.7 million-square foot mixed-use development consisting of a shopping mall, the Four Seasons Hotel, offices, parking garage, and luxury condominium residences.
Prior to JMB, Barry worked for Urban Retail Properties, LLC for 24 years and has been involved in management for a number of retail, office and mixed-use properties across the country, including Water Tower Place, Chicago, IL; 730 North Michigan Avenue, Chicago, IL; The Merchandise Mart, Chicago, IL; Fox Valley Center, Aurora, IL; San Francisco Shopping Center, San Francisco, CA; Pacific Place Shopping Center, Seattle, WA; Houston Galleria, Houston, TX; Southridge Shopping Center, Greendale, WI and MGM Tower, Los Angeles, CA.
In addition, Barry has also consulted with The Related Companies on Columbus Centre in New York City and with DMB Associates on One Scottsdale Center in Scottsdale, AZ. He is currently providing DMA with operational consulting on the Roosevelt Collection project in Chicago.

Martha Spatz, AIA, CDP, LEED AP

For more than 29 years, Martha Spatz has worked with building owners and tenants to launch and sustain successful commercial properties.
Martha founded Development Management Associates, LLC (DMA) in 2007 with Mike Levin and Charles Porter. In 2009 she was instrumental in the formation of dma | property. Martha oversees property management and tenant coordination services as well as directing business development, marketing, and operations within the organization. Her accomplishments for clients of dma | property and DMA include leading the following projects:
- Roosevelt Collection, Chicago, IL: Leadership of property management efforts supporting cinema and retail plaza opening in December 2009; retail opening planned for 2011
- Federal Realty Investment Trust, Midwest portfolio of properties: Ongoing tenant coordination and construction oversight for retail properties totaling nearly one million square feet

Previously, Martha headed the tenant coordination department at Urban Retail Properties, overseeing an average of 700 tenant deals at existing client properties per year for more than a decade. She also worked as an architect in several Chicago-area firms.

Martha is a licensed architect and holds a master's degree in architecture and a bachelor's degree in architectural studies from the University of Illinois-Champaign. She is also a LEED Accredited Professional as granted by the U.S. Green Building Council. She is an active leader within the shopping center industry through the International Council of Shopping Centers (ICSC). She chaired the ICSC CenterBuild Conference in 2003 and served on the Program Committee for 10 years. Martha is currently serving on the CenterBuild Advisory Council, the ICSC–CDP Governing and Admissions Committee, and the program committee of CREW-Chicago (Commercial Real Estate Women).
Timothy J. Feldballe
Regional Accounting Manager
Tim Feldballe has more than 28 years of extensive experience in business development and project and financial management. He has held principal finance and accounting roles in development and redevelopment projects totaling more than $3 billion. His strong work ethic, integrity, and analytical and communication skills make him an outstanding leader, uniquely capable of building and energizing cross-functional teams.
Tim’s expertise delivers exceptional breadth and depth to the property accounting services at dma | property. In 2009 he was instrumental in the formation of the company and in providing sound financial oversight to the Roosevelt Collection project, an ongoing role. His substantial contributions to DMA client work include the following projects:

Previously, Tim served as vice president-controller for Urban Retail Properties, where he oversaw all internal and external aspects of development accounting for a 23-person division generating more than $5 million in annual revenues.
Tim has been instrumentally involved in the development and redevelopment of notable retail shopping centers, office buildings, residential properties, and hotels in markets across the country, among them:
- Copley Place, Boston, MA
- MGM Tower, Century City Los Angeles, CA: 35-story office building; new development; $325 million; 710,000 square feet
- 900 N. Michigan Ave., Chicago, IL: 66-story multi-use complex (luxury retail, office, residential, hotel); new development; $550 million; 2.6 million square feet
- Two Logan Square, Philadelphia, PA
- The Westin Times Square, New York, NY
A Certified Public Accountant, a member of the Illinois CPA Society and an Illinois-licensed real estate broker, Tim holds a bachelor’s degree in accounting and business administration from Huntington College. He also serves on the executive board for the Fox Valley chapter of Habitat for Humanity.
Charles Bagley

Chuck Bagley has three decades of experience in security management. On behalf of JMB Financial Advisors, he currently oversees security operations for 900 North Michigan Avenue in Chicago. The mixed-used development includes 2.7 million square feet of retail, office, and residential space.
Prior to JMB, Chuck worked for Urban Retail Properties, LLC. He was involved in security management for Illinois properties including 333 West Wacker Drive, Chicago; Stratford Square Mall, Bloomingdale; Old Orchard Center, Skokie; and 730 North Michigan Avenue, Chicago. While with Urban, Chuck also consulted on security management matters for numerous properties around the country.
He holds a Bachelor of Science in criminal justice from Loyola University of Chicago.
Julia Burnham

Julia Burnham is vice president of JMB Financial Advisors, LLC and portfolio manager of 900 North Michigan Avenue in Chicago. She oversees leasing, marketing, design and tenant coordination for the retail component of the 2.7-million-square-foot, mixed-use development.
During her 22 years with JMB Financial Advisors, Julia has been a portfolio manager responsible for several retail, office and mixed-use properties, including the Cadillac Fairview U.S. shopping centers; Copley Place, Boston, MA; Old Orchard, Skokie, IL; West Oaks Mall, Houston, TX; Westdale Mall, Cedar Rapids, IA; First City Tower, Houston, TX; and 200 South Wacker, Chicago, IL.
Julia is also involved with business development for JMB Financial Advisors including consulting and refinancing services. She recently provided consulting services for Schnitzer West’s new development, The Bravern, Seattle, WA.
A Certified Public Accountant, Julia holds a Bachelor of Science in accounting from St. Thomas University, Houston, TX.
