Brazos Mall Renovation

Our client enlisted DMA to direct the renovation of a recently acquired regional shopping center. The established mall needed updating to reinvigorate interest from customers and retail tenants. Working within a tight budget and related design guidelines, DMA led a substantial renovation that repositioned Brazos Mall for new success in the market.

Within a year, and without disrupting operations, the project refreshed 80,000 square feet of common area, including mall entrances and a food court. Improvements included the installation of new carpet and LVT flooring and significant upgrades to lighting, furniture and signage. DMA managed a concurrent project to redevelop a vacant Sears store and led two separate design teams while working with the general contractor on both implementations. DMA guided the project team through a tight budget and value engineering process to deliver impactful changes to the overall center experience.

Work concluded on time and within budget, meeting all design objectives. The renovation has helped spark interest from retailers looking to enter the Lake Jackson market. Customer foot traffic is up. Tenant relationships and recruiting are strong.
